The great Australian dream of a house on a quarter-acre block may be shrinking - with a 30-square-metre modular pod emerging as a surprising new contender in the housing market.

Demand for tiny homes has surged following a national retail partnership launch between Australian start-up Elsewhere Pods and hardware giant Bunnings, with the company now fielding inquiries from potential buyers every 48 seconds.

The business says interest has jumped from about 10 to 15 inquiries a day to more than 500 calls daily since the partnership launched, signalling a sharp shift in how Australians are navigating one of the most expensive property markets in the country's history.

Founder Matt Decarne said the surge reflects a mix of affordability pressures, lifestyle shifts and frustration with the traditional housing system.

"It's a combination of affordability pressures, lifestyle flexibility and frustration with the traditional housing market," Mr Decarne said.

"Younger Australians are pursuing non-traditional lifestyles out of both necessity and a desire to reconnect with the natural world. What was once niche has now become mainstream and the demand we are seeing spans the entire cross section of society."

He said the rise of flexible and remote work was also enabling more Australians to move further from city centres, where land is cheaper and alternative housing models are easier to establish.

"People are taking the opportunity to move further from the city where land is more affordable," he said.

Australia's growing appetite for tiny homes, granny flats and modular builds is increasingly being driven by necessity rather than lifestyle choice.

Median house prices now sit at about $1.59 million in Sydney and about $989,000 in Melbourne, according to the latest Home Value Index from Cotality.

Against those figures, the entry price for a modular pod - starting from $26,100 depending on configuration - is attracting buyers looking for a lower-debt pathway into housing.

Unlike traditional homes that can take years to progress through council approvals and construction delays, modular pods can typically be installed in about 12 weeks.

For some buyers, that speed - combined with the lower upfront cost - is creating what many see as a potential "first home alternative".

"Our customers have a high degree of intentionality in their decisions rather than simply being forced into the lifestyle," Mr Decarne said.

"For many people, this is actually preferable to a more expensive, outdated and often smaller apartment in the city."

Rental crisis adding pressure

The rising demand for alternative housing options is also unfolding against a tightening rental market.

The long-running National Rental Affordability Scheme - once a key source of below-market rental housing - is set to end in June 2026.

More than 36,000 affordable homes have already exited the scheme since 2018, and federal figures show another 4,500 properties will disappear this year alone.

While the federal government's Housing Australia Future Fund aims to deliver 40,000 new social and affordable homes, progress has been slow. As of November 2025, just 889 homes had been completed, with around 9,500 under construction.

Housing advocacy group Everybody's Home says the gap between supply and demand is widening.

"Affordable rentals are vanishing faster than social housing is being built," spokeswoman Maiy Azize said.

"This year alone, thousands more families will be pushed into an already brutal private rental market. For many people, this isn't abstract policy - it's fear about where they'll live next."

Australia already faces an estimated shortfall of about 640,000 social housing homes.

Against that backdrop, backyard housing, granny flats and modular dwellings are increasingly filling gaps that policy has yet to solve.

Rethinking how homes are built

Some builders say the shift toward modular housing is also forcing a rethink of the traditional "build big from day one" approach.

Builder and designer Justina Tomkinson from Barn Home Design & Build said smaller modular homes allow buyers to build progressively as their finances and families grow.

"I started thinking about how people are pushed into buying a four-bedroom house they don't need," Ms Tomkinson told View.com.au.

"What if you could build in stages as your life changes?"

Her Lego-style building system allows homeowners to start with a small footprint and add additional rooms later.

"As a couple, you might build your kitchen, living area and main bedroom first," she said.

"Then you can revalue and expand later. Financially, it just makes more sense."

The biggest barrier: planning rules

Despite booming demand, planning regulations remain one of the biggest obstacles to widespread adoption of tiny homes.

In many local government areas, tiny homes are still classified as caravans or temporary structures, which can limit how long people can legally live in them.

"Planning and council restrictions remain the primary obstacle to increased uptake of tiny homes and modular buildings," Mr Decarne said.

However, he believes rising demand is beginning to push governments to reconsider planning frameworks.

"The demand boom is driving change at grassroots and council levels, right the way up to state and federal levels," he said.

"Australians are demanding a new common-sense approach to planning rules and building codes."

Elsewhere Pods is now launching a $3 million capital raise to support expansion, including growing its sales team and boosting national warehouse and distribution capacity.

As housing affordability continues to challenge buyers and renters alike, the explosive interest in modular homes suggests the tiny-home movement may be shifting from niche lifestyle choice to a serious part of Australia's housing conversation.
